Looking to buy a home but feeling like almost everything is out of reach? Here’s the thing. There’s still a way to become a homeowner, even when affordability seems like a huge roadblock – and it might be with a xer-upper. Let’s dive into why buying a xer-upper could be your ticket to homeownership and how you can make it work.WHAT IS A FIXER-UPPER?A xer-upper is a home that’s in livable condition but needs some work. The amount of work varies by home – some may need cosmetic updates like wallpaper removal and new ooring, while others might require more extensive repairs like replacing a roof or updating plumbing.Because they need some elbow grease, these homes typically have a lower price point based on local market value. In fact, a survey from StorageCafe explains that xer-uppers generally cost about 29% less than move-in-ready homes. And that’s why, according to a recent survey, more buyers are considering homes that need a little extra work right now (see below):Is a Fixer-Upper Right for You?Contributed by Great Expectations Realty6904-823-3456GErealty.US
If you’re looking for an option to get your foot in the door and you’re willing to roll up your sleeves and do a bit of work, a house with untapped potential may be a good option.TIPS FOR BUYING A HOME THAT NEEDS SOME WORKBefore you buy a home that may need a makeover, here are a few things to keep in mind:• Choose a Good Location: You can repair a house, but you can’t change where it is. Make sure the home is in a neighborhood you like or one with increasing property values and a growing number of local amenities. This way, even after you spend money xing it up, the house will be worth more later.• Budget for Surprises: Fixing up a house can take more time and money than you might think. Make sure you save room in your budget for unexpected repairs or other unknowns that might come up while you’re working on the house.7904-823-3456GErealty.US
• Get a Home Inspection: Before you buy, hire an inspector to check out the house. They’ll help you determine the necessary repairs so you don’t have expensive surprises later.• Plan Your Priorities: When deciding what to tackle rst, it helps to categorize your goals. Think of your home in three ways: the must-haves (essential repairs), the nice-to-haves (upgrades that would make life easier), and the dream-state features (luxuries you can add later). This will help you prioritize and stick to your budget.Remember, the perfect home is the one you perfect after buying it. By starting with a xer-upper, you can customize a home to your liking while saving money on the initial purchase price. With careful planning, budgeting, and a little bit of vision, you can turn a house that needs some love into your perfect home. Real estate agents are great at nding homes with potential. They know the local market and can guide you to homes where smart upgrades can add value. With their help, you’re more likely to nd a house that ts your total budget and has room for worthwhile improvements.BOTTOM LINEIn today’s market, where the cost of homeownership can be intimidating, nding a move-in-ready home that ts your budget can feel like a real challenge. But if you’re open to putting in a little work, you can transform a xer-upper into your ideal home over time. Let’s explore what’s possible and nd a place that’ll work for you.8904-823-3456GErealty.US

For Rachael Fearing and her husband, Pete, St. Augustine is more than just a place to live—it’s home in every sense of the word. Their journey to the oldest city in the United States started with a leap of faith and a sailboat.“We’ve been here since 2014, so it’s been 10 years now,” Rachael says. Rachael and Pete, high school acquaintances who reconnected years later, embarked on an adventure to leave behind the hustle and bustle of Washington, DC. Pete dreamed of buying a sailboat and exploring life on the water, and Rachael didn’t hesitate to jump on board.“We came down the Intracoastal Waterway from the Chesapeake Bay,” Rachael recalls. “We stopped in cities where we had connections. One of those was here, in St. Augustine. My friend’s mom invited us to lunch, and the moment we docked, I thought, “This is the most beautiful place I’ve ever seen. It felt like I was meant to be here.”The charm of St. Augustine wasn’t just in its scenic beauty. “The Nights of Lights, the historic architecture, the sense of magic—it all drew us in,” she says. “Pete prefers rural areas, and I’ve always loved cities. St. Augustine gave us the best of both worlds.”Building a Life in St. Augustine SouthThe couple eventually settled in St. Augustine South, which instantly felt right for them. “We wanted a place where we could keep a boat and have easy access to ramps,” Rachael explains. Back then, they owned a 30-foot sailboat they’d rebuilt together.“That boat was part of our story,” she says. “We eventually sold it to a friend, but Hurricane Matthew destroyed it, and we took it back. Afterward, pirates—yes, real ones—broke in and stole and destroyed it so completely that we sold it for parts and switched to a skiff, which now lives in our yard.”A Passion for Real EstateRachael’s journey from working as an insurance agent to real estate came CHARTING A NEW COURSE:A STORY OF LOVE, LIFE AND REAL ESTATE14904-823-3456GErealty.US
later. “I’ve always loved talking to people,” she says. “But I realized I didn’t enjoy arguing with people about premiums. I wanted to sell something tangible, something people could feel and love. After Hurricane Matthew, Pete and I made a pact. Whoever passed their real estate exam rst would quit their job, and we’d start a business together.”Pete passed his exam rst, but life threw Rachael a series of challenges before she could follow. “After Hurricane Matthew, I had my daughter, Melanie, in 2019. Then, I lost my dad, my brother, and three dogs in a span of a few years. It was an incredibly difcult time.”Eventually, Rachael found her way back to her dream. “I decided it was time to try for my real estate license again, and this time, I passed on my rst try. After everything I’d been through, it felt like the perfect t for my next chapter.”Their journey hasn’t been without challenges, but mentors at Great Expectations Realty have helped Rachael grow quickly. “Steve, Beth, and Jenna have been incredible,” she says. “Their mentorship has been a game changer for me. Pete’s been through so much in real estate, from COVID to market uctuations, but having this support has also been invaluable.”Working alongside Pete has been rewarding and seamless. “We’ve been married for 10 years now, so we know each other’s strengths,” Rachael says. “We work separately when needed but come together for the big things, like listing a house.”The couple’s teamwork is a strong selling point. “Pete is methodical, an incredible negotiator, and has more experience. I’m more laid-back, but I bring a robust sales background to the table. Together, we cover every base.”Rachael describes their partnership using a shing analogy: “I love throwing the cast net and bringing in the sh, but I let Pete handle the details. He preps the hook, catches the big sh, and cleans it. Then I step in to cook it.”Their dedication goes beyond transactions. “Pete and I are not only a well-rounded team; we’re also deeply rooted in our community and want to make a positive impact. Their commitment to honesty and fairness is a value they hold dear. “Unlike DC, where you can remain faceless, you become a part of the community in St. Augustine. That’s something we take very seriously,” Rachael says.Selling the Magic of St. AugustineFor Rachael, selling St. Augustine is more than a job—it’s sharing a piece of herself. “This city has so much history, charm, and magic. I love sharing its stories and helping people nd their home here,” she says. “It’s honestly the easiest thing I’ve ever sold.”After a decade in St. Augustine, Rachael and Pete couldn’t imagine being elsewhere. “This is home,” Rachael says. “We’ve built our life here, and there’s no place we’d rather be.”15904-823-3456GErealty.US
